May 2019 Hotel Performance

San Diego hotels in the month of May averaged 74.2 percent occupancy, down 4.4 percent compared to 2018.  The average daily rate (ADR) was $166.03, a 3 percent improvement over last year. 

• Though ADR was up for the month, RevPAR fell by 1.6 percent compared to last year.  Tuesday was the only day of the week that retracted in ADR; Friday and Saturday nights improved the most, by 6 percent and 5 percent respectively.
• Every night of the week saw a reduction in occupancy rates, with Saturdays falling the least at 2 percent decline.
• Group occupancy rates fell 5.2 percent, but the decline appears to be caused by fewer single property meetings as convention center attendance and contracted room nights were up this year.
• Independent hotels declined the least in occupancy rates (down 3.1 percent) and grew the most in ADR (up 7.9 percent) out of all hotel scales for the month.
• May performance brings Calendar YTD San Diego occupancy growth to -2.1 percent, ADR growth to 2.7 percent, and RevPAR growth to 0.5 percent.
